Crucial to the successful education of our students is a healthy learning environment that includes structurally safe facilities and grounds that satisfactorily comply with environmental standards and conditions. Schools that maintain a clean and orderly environment experience the many benefits that come from pride and ownership among students, faculty and the support of the community.
Preventive Maintenance is a high priority service in our approach to comprehensive maintenance programs. PM is an effective method of avoiding potential failure of facilities equipment and systems. Through an inventory and scheduling system, work crews are assigned to perform inspections, adjustments, cleaning and routine service on virtually all facility related major equipment and systems.
The goal of preventive maintenance, as a component of a facilities maintenance system, is to maximize the useful life of all building and grounds systems. The requirement for preventive maintenance versus breakdown maintenance was recognized by the Facilities Department many years ago. In 1980, the department took a positive step in setting up a program that would benefit all Facilities staff. Working hours were rescheduled so work could be completed in classrooms without interrupting instruction. Several members of the Facilities crew begin work at 5:00 a.m. on the Monday through Friday shift.
Preventive maintenance is scheduled on two buildings a week; this schedule allows the staff to completely check every room in every building at least twice per year.
Campus employees are encouraged to report any deficiencies as they occur.

Requests for routine services will be received at the Escondido Center Facilities Operations Office during normal working hours by calling extension 8104 or by contacting the Facilities Office during normal working hours by calling extension 2629 or via Facilities Remedy.
The following duties are generally performed by Custodial Services on a daily basis in Classrooms & Offices:
- Empty trash cans in offices, classrooms, and academic/administrative common areas
- Clean chalk boards, chalk trays, erasers, and dry erase boards in classrooms
- Empty out classroom pencil sharpeners
- Check office floors, spot clean floors and clean-up spills
- Clean restrooms and restock paper products
- Empty trash cans throughout the campus grounds
- Pick-up trash around buildings
- Clean drinking fountains
The following duties are generally performed by Custodial Services on a weekly basis in Classrooms & Offices:
- Dust mop or sweep non-carpeted floors completely
- Vacuum carpeted floors completely
The following duties are generally performed by Custodial Services on a daily basis in all District Restrooms:
- Flush toilets and urinals. Check for stoppage.
- Remove trash, empty napkin receptacles and replace paper bag
- Replenish supplies (soap, paper towels, toilet papers, and toilet seat covers)
- Dust (with a damp cloth or sponge) tops of mirror frames, top of tiles, top of toilet stall partitions, all containers, lights, vents, and shelves
- Dust mop floor
- Spot clean doors, walls, partitions, and waste receptacles
- Clean sink basins, rinse and polish chrome, and clean mirrors
- Clean toilets and rinse with disinfectant solution
- Clean around and behind bowls, toilets, and urinals
- Wet mop floor, remove all scuff marks and clean in corners
- Pour one gallon of clear water down the floor drain to prevent sewage odor
Below is a list of the tasks Facilities Operations performs pertaining to the Preventative Maintenance Schedule below:
- Check and tighten screws, nuts, and bolts on door hardware
- Check and lube locksets; ensure door latches close
- Check to ensure door is not binding; adjust as necessary
- Check for ADA and standard door signage/mounting
- Check and lube opening window assembles/security
- Check and repair cabinet doors, drawers and hardware
- Check and repair any damaged wood trim/moldings
- Check and repair any damaged furniture, desks, chairs, etc.
- Check for and replace any damaged windows
- Check and repair mini-blinds, curtains, and drapes as necessary
- Check fire extinguisher mountings and charge; initial checklist
- Check and repair chalkboards, trays, maps, and mountings
- Check miscellaneous items for secure mountings
- Check, tighten, repair and lube permanent seating
- Check and replace damaged ceiling tiles
- Check and replace damaged flooring tiles
- Check and repair damaged carpeting
- Patch and paint damaged walls
- Sand and refinish or paint wood trim as needed
- Check clocks for proper mounting/time
- Check for and replace/repair light switches as needed
- Check for and replace/repair electrical outlets as needed
- Check and replace missing cover plates
- Check and clean all light fixture lenses
- Check and replace burned out light bulbs
- Clean, calibrate, level and op-check t-stats
- Service filters-lube and clean HVAC units
- Clean all HVAC supply and return air vents
- Check and service all exhaust fans; clean exhaust fans
- Check and service/repair all plumbing fixtures
- Check, clean and service water pressure regulators
- Check and clean all storage areas; restock as needed
- Check and clean all rain gutters and downspouts
- Check all electrical panel connections for loose wiring
- Check sidewalks and pathways for raised areas; grind as needed
- Check for other items as needed; make and note the necessary repairs
