Preventative Maintenance – Custodial Services

Crucial to the successful education of our students is a healthy learning environment that includes structurally safe facilities and grounds that satisfactorily comply with environmental standards and conditions.   Schools that maintain a clean and orderly environment experience the many benefits that come from pride and ownership among students, faculty and the support of the community.

Preventive Maintenance is a high priority service in our approach to comprehensive maintenance programs.  PM is an effective method of avoiding potential failure of facilities equipment and systems.  Through an inventory and scheduling system, work crews are assigned to perform inspections, adjustments, cleaning and routine service on virtually all facility related major equipment and systems.

The goal of preventive maintenance, as a component of a facilities maintenance system, is to maximize the useful life of all building and grounds systems.  The requirement for preventive maintenance versus breakdown maintenance was recognized by the Facilities Department many years ago.  In 1980, the department took a positive step in setting up a program that would benefit all Facilities staff.  Working hours were rescheduled so work could be completed in classrooms without interrupting instruction.  Several members of the Facilities crew begin work at 5:00 a.m. on the Monday through Friday shift.

Campus employees are encouraged to report any deficiencies as they occur.

Requests for emergency services will be received at the Facilities Office during normal working hours (7:00 a.m. to 4:30 p.m., Monday through Friday) by calling extension 2629.  After these hours and on weekends as well as holidays, please contact Campus Police at extension 2289 or 760/891-7273. Requests for routine services will be received at the Facilities Office during normal working hours by calling extension 2629 or via email Facilities Remedy.

Below is a list of the tasks Custodial Services performs pertaining to the Preventative Maintenance Schedule below:

Exterior Building Maintenance

  • Clean and polish drinking fountains
  • Clean windows, window screens, ledges, walls and door (exterior and interior)
  • Clean trash receptacles (exterior and interior) and lids
  • Sweep or blow sidewalks or stairs. Clean gum and spots off stairs, sidewalks and remove any debris from grass or planter area
  • Clean and polish elevator (exterior and interior)

Classroom Maintenance

  • First check for overall cleanliness and orderly appearance
  • Dust vents, walls and any other fixtures in classroom
  • Clean and straighten desktops and countertops (clean sink if in area)
  • Clean whiteboards and chalkboards (rinse whiteboard erasers before weekend to dry)
  • Sweep, vacuum or pick up and debris from the floor (pick 3 or 4 classrooms daily to detail)
  • Clean walls
  • Empty pencil sharpener
  • Empty trash and clean trash receptacles
  • Before mopping, remove any gym off floor, mop floor

Office Maintenance

  • First check for overall cleanliness and orderly appearance
  • Empty trash and clean trash receptacles
  • Dust vents, walls and any other fixtures in office (DO NOT TOUCH any personal items)
  • Vacuum chair and office floor
  • Clean walls and windows
  • Spot clean carpet or mop floor

Restroom Daily Maintenance

  • Visually check the appearance of the restroom. Pick up any debris on the floor, around the sink or under toilet/urinal areas
  • Empty garbage cans. If needed, remove the trash can liner and replace with a new one
  • Check soap, toilet paper and paper towel dispensers to make sure they are properly stocked
  • Dust mop or sweep
  • Clean all interior/exterior surfaces of toilets/urinals with a sanitizer. Wipe down all exterior surfaces
  • Wipe down and sanitize all surfaces including door handles, light switches, countertops, partitions and dispensers (polish stainless steel)
  • Use 255, 343, or 700 clean to wipe down the sinks and faucets and handles
  • Clean all mirrors with glass cleaner or 255 to remove any fingerprints and marks
  • Sweep or dust mop then wet mop the floor with 210 (make sure floor is free of debris and clean)

Weekly Cleaning Procedures

  • Clean custodian closets
  • Make sure closets are well stocked
  • Turn in microfiber rags daily to be washed
